We Build Where the Sea Corrodes Everything.
Terracotta, lime render, and load-bearing stone for coastal villas, cortijo conversions, and boutique hotels across Andalusia, the Cyclades, and the Côte d'Azur.
A Build Unfolding
in Reverse
Scroll through the layers of a Keystona project — from the luminous finish back to the raw earth it grew from. Understand the complexity before you commit.

The Finished Villa
Lime-washed walls luminous in afternoon sun, terracotta floors worn smooth by the craftsman's grinder, jasmine already threading through the new pergola ironwork.

Plaster & Render
Salt-rated hydraulic lime render applied in three coats across all sea-facing elevations. Each batch mixed on-site to match the original cortijo pigment.

Structural Frame
Load-bearing stone integrated with reinforced concrete ring beams. Every arch calculated for seismic zone compliance and the lateral load of a rooftop plunge pool.

Raw Excavation
Soil investigations, coastal groundwater surveys, and bedrock mapping before a single block is laid. The foundation of everything you'll stand on for the next century.
Every build follows this sequence. No shortcuts, no skipped phases.

Outlast Trends
Each project is a collaboration with the coastline — materials chosen for the specific salt, wind, and UV load of that site.

Four Trades,
One Crew
No subcontracting the specialist work to someone who has never stood on a salt-sprayed scaffold. Every trade is in-house.

Terracotta & Stone Laying
Hand-selected terracotta from Impruneta and Aguilar de la Frontera, laid on hydraulic lime beds. Every joint raked and pointed to breathe with the building.
We source from 6 traditional kilns across Spain and Italy, matching the specific porosity and thermal mass your coastal climate demands.

Lime Render & Plaster
Salt-rated hydraulic lime render applied in three coats for all sea-facing elevations. Breathable, self-repairing, and correct for heritage planning requirements.
Our render mixes are site-calibrated — we adjust aggregate size and lime content based on prevailing wind direction and distance from the waterline.

Archways & Stone Frames
Voussoir arches cut from local limestone, calculated for load-bearing compliance in seismic zones. Doorways, pergola frames, and pool house openings.
Every arch is engineered to current Eurocode 8 seismic standards while maintaining the proportional language of the original structure.

Coastal Structural Work
Reinforced concrete ring beams, rooftop plunge pool waterproofing, and cantilevered terrace slabs engineered for marine environments.
Chloride-resistant concrete mixes, stainless-steel rebar, and crystalline waterproofing are standard on all builds within 500m of the waterline.
What They Say
After Handover
They spotted that the original cortijo's east wall was built on fill, not bedrock. Every other contractor missed it. That conversation alone saved us from a six-figure structural failure three years down the line.

We needed the rooftop pool terrace to comply with Greek seismic code AND look like it had always been there. The Keystona crew understood both constraints without needing a translator — technical or cultural.

As an architect, I've worked with plenty of crews who nod at the drawings and then improvise on site. Keystona actually reads the structural notes. The arches came out within 4mm of specified radius.

Site & Soil Assessment
Coastal groundwater survey, bedrock mapping, and salt-load analysis before any design is finalised.
Material Specification
Kiln-matched terracotta, site-calibrated lime mixes, and chloride-resistant concrete specified per elevation.
Permit Navigation
We manage planning across ES, GR, and FR jurisdictions — coastal heritage zones included.
Phased Build & Handover
Four-phase construction with photographic documentation at each stage. No surprises at handover.
